Qualifying for USDA Mortgage Lending in NC

There are several pieces of information folks needs to know in order to determine if they qualify for a mortgage loan through the USDA Rural Development Home Loan Division. These are 100% mortgages, meaning you do not have to make a downpayment... and they do not have the same level of mortgage insurance that FHA and VA loans have! So... they are cheaper every month! The two main things to remember is that you must have find a home to purchase that fits within the "USDA Footprint." This means the home must be in a more rural area - doesn't have to be a farm... but most of Cary will not qualify. The areas outside there, like parts of Apex, and Holly Springs. Areas in Wake Forest definitely qualify... "more rural." The borrowers total family income is used to qualify. So if a spouse is receiving child support (for instance) and that spouse is not the "Bread Winner" on the loan... their income is used to see if the family makes TOO MUCH to qualify for USDA financing.
